From the latest 2010 Survey of Sellers by NAR (National Association of Realtors), these are their findings: (These are National findings but some follow true with our local market as well.)
- Half of the homes in 2010 sold in 8 weeks (56 days) average. I had an average of 39 days on the market in 2010.
- The Sellers received 96% of their list price. (Same or higher in most of our cities in far North Dallas.) 43% got this price without a reduction and 27% reduced their price one time before selling.
56% of the sellers provided no Seller incentive. 25% of sellers did provide the home warranty. (Most sellers here in this area offer a Home Warranty and with FHA, sellers paid closing costs for buyer so this one might not be so true here.)
The average number of houses that the buyers look at was 12 in 2010 while it was lower at 7 houses before purchasing in 2009. (If you are working with a good Realtor that listens, that should always be true!)
What did the sellers want from their Realtors? 23% wanted help in pricing their house right and 21% wanted the agent to help them find a buyer. (Yes, yes!)- How did the Buyers find their house? 38% of the buyers found it through the Realtor but really not surprising, 37% buyers said they found their house on the Internet!
