2006 Property Taxes

Most Counties in the Dallas - Fort Worth area have already mailed out 2006 Property Tax Assessments.  If you want to appeal your assessment you must file this appeal with the county in which your house is located (see links below).  Final date for appeal is May 31, 2006.  Please read the information provided below which pertains to your situation.  If you have any questions or would like us to perform a CMA (Comparative Market Analysis) on your home, simply send an e-mail to info@homesbybetty.com with your home and contact information, or fax it to (214) 778-1092, and someone will be in contact with you.  You can also call us at (866) 750-8184.
House closed & funded in 2005 or 2006
If you purchased a house in 2005 or the first 4 months of 2006, please check the assessed value versus your purchase price.  If you added closing costs to the purchase price, i.e. 2% or $2000, and requested Seller to contribute 2% or $2000 to Buyers closing costs, your purchase price is the actual price prior to adding closing costs.  Your assessed value for 2006 is based on 2005 sales data and therefore if your assessed value exceeds your purchase price you should file an appeal.
House purchased prior to 2005
If you purchased a house prior to 2005 you may see that the 2006 accessed value is 5% - 10% above last years assessed value.  If this is case, please contact us and we will give you a market analysis for your house which will give you an indication of comparable sales.  Once you have this information in hand you may want to file an appeal.
Texas Legislature - Bills in Progress
The Texas Legislature is currently in special session (30 day session began April 17) and there are bills under discussion which may provide property tax relief to owners of Real Estate throughout the State of Texas.  They are looking at numerous ways to lower the School Property Tax rate but no legislation has passed at this time.  If these bills ultimately get passed it is not certain when theses changes will take effect.
